Westfield is a six bedroom Edwardian Town House within the Avenues conservation area of Kingston upon Hull and, whilst the property itself is not subject to any conservation order or regulation, we have been been careful in its refurbishment to maintain its integrity.

The hall with wide staircase is enhanced by a cast-iron fireplace with living-flame gas-fire.

All rooms have TV and DVD, and wireless internet access is provided free of charge.

We have four bedrooms available to guests on the first-floor,
and on the second floor we have our own self-contained studio apartment.

Rooms 1 and Room 2 are both self-contained with en-suite shower room.

All rooms have a table for deskwork.

Room 3 and Room 4 both have a wash basin ensuite and share the large bathroom.
A double-leaf door communicates Rooms 3 and 4 - this is lockable from both sides but these could be used as a suite.

The bathroom serving Rooms 3 and 4 has a standard size bath with shower over, WC and bidet.

There is in addition a separate WC alongside.

The spacious second floor landing leads to three walk-in closets, a shower room and two double bedrooms.

One of the closets is the "tank room" which houses the pumps and water heaters serving the guest rooms. The pumped supply ensures that guest room showers are not disturbed by water drawn off in other rooms.

One of these bedrooms is used as a study with desks, bookcases, and a kitchen sink unit with shelving and microwave cooker.
This room also has the fax line and internet gateway with wireless router.

Ground Floor - Breakfast Room ....
We do not offer a cooked breakfast but rather a self service buffet which is laid after everyone has retired. In this way guests may take breakfast at any time, to suit their own timetable, and come and go as they please.

Access to the patio is through the kitchen, through a porch with WC and boiler room.

Two spacious reception rooms with fireplaces.

We use these privately as a library and a dining room.

The 50 foot frontage of the house has iron railings over a brick wall and substantial gates.

There is a wide drive to a large brick-built garage 5.26 x 3.15m (just over 17ft x 10ft)

The drive will accommodate 3 cars and parking on the street is usually available.
With the gates closed guests' motor-bikes can be left overnight with a greater degree of security.
